Congratulations! You have a buyer for your home. The inspections are done, and the contracts are signed. Now, you’ll just have to go through the formal closing process. Before you hand over the keys, consider the following checklist.
Clean the house. This sounds simple, but it is your last chance to make a good impression on your buyers. You’ll create a sense of goodwill and also be handing over the home in its best-possible condition.
Cancel utilities, insurance, mail and subscriptions. Once the title is transferred, be sure to cancel the utilities and insurance policies on the home. This will take away any responsibility on your part once the deed is no longer in your name. Be sure to notify your insurance company and any other service providers that you’ve used for the regular maintenance of your home (landscapers, housekeepers, pool servicemen, etc.). Remember to cancel newspaper delivery and forward your mail to your new address.
Gather important paperwork. As a courtesy to the new owner, assemble appliance manuals, warranty information and other important receipts that you’ve accumulated regarding the repair and maintenance of the home. Any information about neighborhood or homeowner association rules should be left with the buyer as well.
Leave the keys. Be sure to leave behind all house keys (including shed and basement keys), home remote controls and garage door openers. The new owners will likely create new keys and locks, but they will need the originals to get started. As you exit your home for the last time, take a final look through drawers, closets and cabinets for any items you may have left behind. You’ll walk away feeling very satisfied!
